🤝 Objection Handling

Ready-to-use AI prompts for objection handling

Respond to Commission Objection

Confidently articulate your value when sellers question your commission

Write a confident, professional response to a seller who says "Your commission is too high" or asks me to reduce my rate.

Context to include:
- My commission rate: [your standard rate]
- Services I provide: [list 5-7 key things you do - professional photos, marketing, negotiation, staging advice, etc.]
- Recent success story: [brief mention - "sold 3 homes over asking this month," "average sale price 5% above list"]
- Market reality: [how commission impacts marketing budget and agent motivation]

Tone: Confident but not defensive. Focus on value and results, not justifying the rate. Use the "investment, not expense" framing. Acknowledge their concern but stand firm.

Include a question at the end that refocuses on their goals: [e.g., "What matters most to you - saving $X on commission or netting the highest possible sale price?"]

Keep it conversational, 150-200 words.

Address 'Waiting for Lower Rates' Objection

Help buyers understand the true cost of waiting in a competitive market

Write a thoughtful response to a buyer who says "We're going to wait until interest rates come down before buying."

Points to address:
- Current rate: [approximate current rate]
- The "marry the house, date the rate" concept (can refinance later)
- What happens if rates drop: [more competition, higher prices]
- Cost of waiting: [home prices typically appreciate X% per year]
- Real numbers example: [show comparison of buying now vs. waiting 6-12 months]

Tone: Educational, not pushy. Use a "let's run the numbers together" approach. Acknowledge their concern is valid but help them see the full picture. Position yourself as their advisor, not someone just trying to make a sale.

Include a question: "Would you like me to show you a comparison of buying now versus waiting 6 months, so you can make an informed decision?"

Keep it 200-250 words, conversational and easy to understand.
